GF Development LLC is a focused residential land development firm. We run deliberately lean: a principal-led core, paired with the best local consultants in each discipline and market. Every project assembles the senior specialists who already know the jurisdiction — civil engineers, land planners, entitlement counsel, traffic engineers, surveyors, environmental, geotech, and legal — engaged for the problem, not kept on overhead.

Most residential developers carry a generalist in-house team and force every project through it. We take the opposite approach. A narrow principal-led core, paired with the specific senior consultants who already have the jurisdictional relationships and a reputation on the line with local planning staff.

The result is lower overhead, no conflict between a house engineering team and a project's real needs, and every project gets the specialist who knows that market — not the one who happens to be on the roster.

Greg Francis

30+ Years in Real Estate · Three Companies Built

A career in real estate finance, construction, and development.

Greg's career in real estate began in 1997 as a loan advisor for the largest mortgage bank and broker in Northern California. In 2000 he founded his own Lake Tahoe, Nevada brokerage specializing in residential and construction lending, selling the firm in 2005 to move full-time into development.

Between 2003 and 2010, Greg built custom luxury homes across Lake Tahoe and Truckee, delivering architecturally tailored prefabricated residential systems through all phases of site planning, engineering, permitting, and construction.

In 2014 he founded a Los Angeles-based specialty construction firm focused on high-performance acoustic design and construction — recording studios, screening rooms, and technically demanding residential installations for high-net-worth and entertainment-industry clients nationwide. Greg scaled the firm from two employees to fifty, delivered dozens of projects annually at peak, and sold his equity in 2024 to focus on land development full-time.

GF Development LLC, founded in 2023, is the current focus. The strategy is narrow on purpose: residential land acquisition, entitlement, and disposition to regional and national homebuilders across the Western United States.
