Residential Land Development

Builder-ready land across the Western U.S.

GF Development LLC acquires, entitles, and repositions residential land across Idaho, Nevada, Washington, and California. The work is focused and narrow by design: take mispriced or underutilized parcels through rezoning, subdivision, infrastructure, and approvals, and deliver finished lots to regional and national homebuilders.

What We Do

Mispriced land is the product. Entitlement is the work.

National and regional homebuilders need a reliable supply of finished lots. The entitlement process — zoning changes, subdivision, infrastructure design, and agency approvals — is where most of the value is created and where most projects stall.

We acquire well-positioned land in the path of growth, run it through entitlement with senior local partners who already know the jurisdiction, and exit to builders who need shovel-ready inventory.

The Consulting Bench

We work with the best local consultants in each discipline and market. Every project is staffed with specialists who already know the county and already have a reputation on the line with local planning staff.

How We Work

Narrow focus. Local teams. Builder-aligned exits.

Every project is underwritten against a builder takeout, not a speculative resale. Contingency-protected diligence, milestone-based PSAs, and conservative entitlement assumptions are non-negotiable.

We run deliberately lean: a principal-led core paired with the senior local specialists who know the jurisdiction. No overhead drag, no in-house team forcing every project through the same lens, and every engagement staffed around what the project actually needs.
